How to Remove Black Mold From Concrete and Masonry

How to remove black mold from concrete is a more forgiving job than most mold removal, and it is worth saying so up front. Concrete does not rot, it does not need replacing, and mold cannot destroy it the way it destroys drywall. If you have found growth on a basement wall, a garage floor or a block foundation, you are dealing with a surface problem on a material that will survive the treatment.

The complication is that concrete is porous — considerably more porous than it looks — so growth can sit slightly below the surface, and cleaning it needs a bit more mechanical effort than wiping down tile.

First: is it mold, efflorescence, or just staining?

Concrete and block attract three different marks that people treat as the same thing, and only one of them is biological.

The efflorescence distinction matters most. It is genuinely common on basement walls, it is frequently mistaken for mold, and treating it with a fungicide accomplishes nothing at all. What efflorescence tells you is that water is moving through the masonry from outside — which is useful information, because that same water is what will grow real mold if you leave it.

The simplest test takes ten seconds: touch the deposit and rub it. Efflorescence crumbles to powder. Mold smears.

Why concrete is easier than drywall — and where it isn't

The good news is structural. Concrete and masonry are inorganic, so mold cannot consume them. What the mold is actually eating is the film on top — dust, soap residue, paint, efflorescence salts, organic debris that has settled over the years. Remove that layer and you remove the food supply. Compare that with drywall, where the paper facing is itself the meal and removal is the only real answer.

That means concrete almost never needs replacing because of mold. You will not be cutting anything out.

The complication is porosity. Unsealed concrete and concrete block are full of interconnected voids, and mold filaments can extend into them. This has two consequences: surface wiping is not enough, and a treatment applied and immediately rinsed off will not have reached anything. You need mechanical agitation to break growth out of the pores, and you need to let liquids dwell.

Painted or sealed concrete behaves quite differently — closer to a hard non-porous surface, where growth sits on top and cleans off readily. But watch the paint itself: if it is blistering or flaking, water is coming through from behind, and the failing paint is now trapping moisture against the wall. That coating usually has to come off before the wall will dry.

Find the water before you clean anything

Concrete gets wet in ways other materials do not, and the routes are worth knowing because they determine whether your cleaning lasts.

  • Hydrostatic pressure. Saturated soil against a foundation pushes water through the masonry. This produces damp that appears low on the wall and worsens after rain.
  • Capillary action. Concrete wicks moisture upward from wet ground, sometimes several feet, even with no crack anywhere.
  • Surface water and drainage. Ground sloping toward the house, or a downpipe discharging beside the foundation, delivers water exactly where you least want it. This is the most common cause and by far the cheapest to fix.
  • Summer condensation. Warm humid air entering a cool basement condenses on the cold masonry. This is why opening basement windows in July usually makes damp worse, not better.
  • Cracks and failed joints around pipe penetrations, window wells and cove joints.

Before spending a weekend cleaning, walk outside during heavy rain and watch where water goes. Gutters overflowing, downpipes discharging at the wall, and ground sloping the wrong way account for a large share of basement damp and cost very little to correct. The removal method, step by step

Protection first: N95 respirator, gloves, and sealed eye protection. Concrete cleaning involves vigorous scrubbing, which aerosolises more than gentle wiping does. Ventilate the space and put a fan in a window blowing outward.

  1. Mist the surface with water first. Never dry-brush mold on concrete — a stiff brush on a dry wall is close to the worst thing you can do for indoor air quality.
  2. Dry-remove loose material with a HEPA vacuum if you have access to one. This takes off surface debris before you add liquid and turn it into slurry.
  3. Scrub with detergent and water. This is genuinely the main event, and the step people skip in favour of chemicals. Use a stiff nylon brush — a wire brush on soft block will damage the surface. A large proportion of the growth comes off here.
  4. Apply your treatment and let it dwell. Hydrogen peroxide at 3%, a borax solution at about a cup per gallon, or a commercial mold cleaner. Ten to fifteen minutes of contact time; on porous concrete this dwell period is doing the work.
  5. Scrub again. The second pass on a treated, softened surface removes considerably more than the first.
  6. Wipe and collect. Sponge and rinse rather than hosing down an interior space — you do not want to add several gallons of water to a room with a damp problem.
  7. Dry aggressively. Fans plus a dehumidifier, running for days. Concrete holds water and releases it slowly, so this takes longer than it does on other surfaces. Aim for relative humidity under 50%.

A word on bleach, and drying it properly

A note on bleach, since it is the reflex choice for masonry: it does work on the surface, but chlorine does not penetrate porous material well, and the EPA does not consider biocides necessary for routine mold cleanup. Detergent, agitation and thorough drying beat bleach on concrete. If you do use it, never mix it with ammonia or vinegar.

For garage and basement floors, the same sequence applies, with the addition that a stiff deck brush on a pole saves your back considerably.

Does a dehumidifier alone fix basement mold on concrete? It fixes the humidity-driven version, which is a large share of summer basement growth. It won't help if water is entering through the wall under pressure or wicking up from saturated ground, because water arrives faster than the machine removes it. Use the pattern to tell them apart: humidity problems are diffuse and seasonal, water ingress is localised and worsens after rain.

Sealing afterwards — worth it, with one condition

Once the wall is clean and genuinely dry, a masonry sealer reduces porosity and makes future growth less likely and much easier to clean off. Breathable masonry sealers and silicate-based products are the usual choice for interior basement walls.

The condition is absolute: the wall must be dry first, and the water source must be fixed. Sealing a wall that is still taking on moisture traps that water inside the masonry. It will find another way out — usually by pushing the sealer off in sheets, or by moving to an adjacent unsealed area. Sealing is a finishing step, not a waterproofing strategy.

If water is actively coming through the wall, that is a drainage and waterproofing problem to solve from outside — grading, gutters, downpipe extensions, and in serious cases exterior waterproofing or a drainage system. No interior coating substitutes for it.

Keeping it from returning

Concrete rarely stays clean by accident in a below-grade space, so a few habits matter:

  • Run a dehumidifier through humid months and keep relative humidity under 50%. In most basements this is the single highest-impact measure.
  • Extend downpipes at least four to six feet from the foundation. Cheap, quick, and frequently decisive.
  • Correct the grading so ground falls away from the house rather than toward it.
  • Keep gutters clear so they discharge where they are supposed to.
  • Lift stored items off the floor onto shelving or pallets, and get cardboard out of the basement — it is both a food source and a moisture reservoir.
  • Leave air gaps behind shelving and furniture against masonry walls.
  • Be careful with summer ventilation. Check outdoor humidity before opening basement windows; on a humid day you are importing moisture.

When concrete mold needs a professional

Most concrete mold is a homeowner job. Bring in a certified remediation contractor if the affected area exceeds roughly ten square feet, if growth has spread from the masonry onto adjacent framing, insulation or drywall, if the water involved was sewage or floodwater, if there is mold in ducting running through the space, or if anyone in the household has asthma, an immune condition or a chronic respiratory illness.

The other trigger is structural: if you are seeing significant cracking, bowing, or water entering under pressure, the mold is a symptom and the foundation is the actual problem. That needs a structural or waterproofing specialist rather than a cleaning approach, and treating the surface while ignoring it is money spent on the wrong thing.

Frequently asked questions

Can mold permanently damage concrete?
No. Concrete is inorganic, so mold can't consume or structurally weaken it the way it degrades drywall or untreated timber. What mold does cause is staining, which can be stubborn on porous surfaces, and a musty odour. The material itself survives — which is why concrete mold almost never involves replacement, only cleaning.
Should I use bleach or pressure washing on concrete mold?
Bleach works on the surface but penetrates porous concrete poorly, and the EPA doesn't consider biocides necessary for routine cleanup — detergent plus vigorous scrubbing outperforms it. Pressure washing is excellent outdoors on driveways and patios, but avoid it indoors: you'd be introducing gallons of water into a space that already has a moisture problem.
What's the white powdery stuff on my basement wall?
Almost certainly efflorescence — mineral salts left behind as water moves through the masonry and evaporates at the surface. It's not mold and fungicides won't touch it. Brush it off dry, then address the water movement it's revealing, because the same moisture will eventually grow genuine mold if it continues.
Do I need to seal concrete after removing mold?
It's worthwhile but optional, and only after the wall is completely dry and the moisture source is fixed. A breathable masonry sealer reduces porosity and makes future cleaning easier. Sealing a wall that's still taking on water traps moisture inside the masonry and the coating typically fails within a season.
Why does mold keep returning on my basement wall?
Because water is still reaching it. Below-grade walls face hydrostatic pressure, capillary rise from wet soil, poor surface drainage and summer condensation — and none of those are affected by cleaning. Start outside: check where downpipes discharge and which way the ground slopes. Those two account for a large share of persistent basement damp and cost very little to correct.
Is mold on a garage floor the same problem?
Same material, easier conditions. Garage floors usually have better ventilation and less consistent damp than basement walls, so growth tends to be surface-level and cleans off readily with detergent and a stiff deck brush. Check for a leaking roof, a poorly draining apron outside the door, or vehicles bringing in snow and water that pools.
Can I paint over concrete after removing mold?
Yes, once it's genuinely dry — which on concrete takes longer than it looks, often several days with fans running. Use a masonry primer and a paint intended for masonry. If a previous coating blistered or flaked, remove it first: that failure means water was coming through from behind, and painting over it again just repeats the cycle.
